Theo Luxury Residences at 9+CO

Saunders completed The Theo, a 275-unit luxury apartment community that helped launch the transformation of the former University of Colorado Health Sciences Center campus into the vibrant 9+CO mixed-use development.

Situated within the 26-acre, 13-city-block redevelopment, The Theo serves as one of the district’s signature residential buildings, contributing to a walkable urban environment that integrates housing, retail, and community gathering spaces. The development also includes approximately 40,000 square feet of ground-floor retail, helping activate the streetscape and connect residents to neighborhood amenities.

The apartment community offers a variety of upscale amenities designed to enhance the resident experience, including club rooms with fireplaces and entertainment kitchens, a resort-style outdoor pool, a pet spa, and a bike repair room. Rising as high as nine stories, The Theo is among the tallest buildings in the area, providing sweeping views of both the Denver skyline and the Front Range.

As one of the first completed projects within the 9+CO redevelopment, The Theo played a key role in establishing the character and momentum of one of Denver’s most significant urban infill developments.
