The Dairy Block is a mixed-use development that transformed Denver’s historic Windsor Dairy Block into a dynamic destination for office, hospitality, retail, dining, and entertainment. Located in the heart of Lower Downtown (LoDo), the project blends contemporary urban development with the character and history of one of Denver’s most recognizable districts.

The development includes approximately 260,000 square feet of office space, a boutique hotel, and an active mix of restaurant, retail, and lobby spaces at street level. Together, these components create an energetic environment that attracts tenants, visitors, and residents while contributing to the continued evolution of downtown Denver.

Situated mid-block along Blake Street and just one block from Union Station, Dairy Block benefits from exceptional connectivity to regional transit, major transportation corridors, and Denver’s most popular destinations. Its proximity to public transportation, sports venues, restaurants, entertainment districts, and pedestrian networks creates an ideal live-work-play environment that supports both productivity and quality of life.

Sustainability was an important consideration throughout the design and construction process, with the project incorporating strategies that support long-term environmental performance and responsible urban development.

Saunders also completed multiple tenant improvement projects at Dairy Block, including Kachina Cantina, Milk Market and Hord Coplan Macht Office. These projects helped bring the district’s unique character to life and contributed to the diverse mix of experiences that define the development.

The result is a vibrant mixed-use destination that honors the site’s historic roots while creating a modern urban experience that continues to serve as a centerpiece of Denver’s thriving LoDo neighborhood.
