Creating a workplace where product innovation, testing, and brand collaboration come together.

Saunders partnered with VF Corporation and the design team to transform an existing building into a 67,000-square-foot office and laboratory environment that supports product development, testing, and collaboration across the company’s portfolio of global brands.

The tenant improvement included construction of new office space, specialized laboratory facilities, a new mezzanine level, connecting circulation stairs, and extensive mechanical, electrical, plumbing, and low-voltage system upgrades. Designed to support innovation from concept through testing, the facility combines workplace, showroom, and research functions within a single integrated environment.

The lower level houses a state-of-the-art textile prototype testing laboratory, including dedicated wet and dry lab spaces, as well as a centralized security command center. On the main floor, the facility features 11 product showrooms representing VF Corporation’s flagship brands, along with photo studios, conference rooms, collaboration spaces, lounges, and a staff canteen complete with a coffee bar, communal kitchen, and dining area.

To further expand the building’s functionality, Saunders added a 5,000-square-foot mezzanine level and connecting stairway within the existing core-and-shell structure, creating additional open office space and conference rooms. The completed facility provides a dynamic environment where teams can research, develop, test, and showcase products under one roof.
