Read More →Saunders was awarded the Orthopaedic and Spine Center of the Rockies (OCR) new Greeley clinic through a CM/GC negotiated process. Construction on the ground-up facility began in January 2023, and was expected to be complete in May 2024 – however, the project was delivered two months ahead of schedule and under budget.
The new 46,934-square-foot, state-of-the-art facility allows OCR to provide expanded clinical and physical therapy care for an expanding regional patient volume in Northern Colorado.
The project team faced a major obstacle before construction began – they went to contract with the owner prior to 100% Construction Drawings (CD). The team had several meetings to go through drawings and make a list of what items were missing information prior to the start of project, in order to get ahead of scope gaps prior to going to contract with trade partners.
The most significant challenge was the foundation design issues. The project team started construction without 100% foundation design. This required input from multiple trades, the design team and the project team. The foundation issues occurred at the same time the foundation was scheduled to be poured. In order to keep the schedule moving forward, the original plan was stopped, and the team re-sequenced a portion of the schedule and coordinated the changes across the site. Everyone on the project team had to be in alignment regarding the day-to-day changes to minimize any additional impact down the road.
The project team and design team coordinated over several months about the steel fabrication drawings due to the progression of details, requiring many conversations and multiple RFIs to get steel released. Despite the challenges, through a lot of trade partner input and creative sequencing, the project team kept ahead of schedule and kept their original date for setting steel.
