Bioscience 5

Delivering flexible, future-ready bioscience space to support innovation on the CU Anschutz campus.

Saunders completed Bioscience 5, a 93,700-square-foot core and shell facility within the Science and Technology Park at the CU Anschutz Medical Campus. The project represents the third building delivered by Saunders through the ongoing partnership between CU Anschutz and the Fitzsimons Redevelopment Authority.

Designed to support a wide range of life sciences and advanced manufacturing users, the facility includes flexible space for office suites, research bays, clean rooms, and wet laboratories. The building can accommodate tenants specializing in cell and gene therapy, chemistry, biology, GMP manufacturing, and medical device development.

Constructed as a high-design tilt-up structure, Bioscience 5 features high-bay ceilings and adaptable floor plates to support evolving tenant needs. To maximize future flexibility, construction was completed without a poured floor slab, allowing tenants to easily install specialized utilities and infrastructure for laboratory equipment as spaces are customized and occupied.
