Read More →Located adjacent to Denver’s Union Station and near the Millennium Bridge, this 386,600-square-foot office development was designed to capitalize on one of the city’s most connected and vibrant urban districts. The project provides tenants with exceptional access to regional transit options while contributing to the continued growth of Lower Downtown Denver as a premier business destination.
The development is anchored by a 17-story office tower that offers modern workspace within walking distance of commuter rail, light rail, bus service, and pedestrian connections throughout downtown. Its transit-oriented location provides employees and visitors with a variety of transportation choices, reducing reliance on single-occupancy vehicles and enhancing accessibility.
Supporting the office component are extensive parking facilities, including approximately 875 spaces within a six-story above-grade parking garage and an additional 325 spaces in a below-grade parking structure extending beneath the entire site. These accommodations provide convenient access while supporting the needs of tenants, visitors, and retail patrons.
The project also includes approximately 24,000 square feet of ground-floor retail space, activating the street level and creating an engaging pedestrian experience that complements the surrounding neighborhood. Together, the office, parking, and retail components create a dynamic mixed-use environment that contributes to the vitality of downtown Denver.
The result is a prominent urban development that combines modern office space, convenient transportation access, and active street-level amenities, reinforcing Denver’s position as a thriving center for business and commerce.
