Read More →The Gardens on Havana transformed the former Buckingham Mall site into a vibrant open-air retail destination, revitalizing a prominent commercial corridor in Aurora, Colorado. Located at the intersection of Havana Street and Mississippi Avenue, the redevelopment replaced the aging 800,000-square-foot enclosed mall, originally constructed in 1965, with a modern retail environment designed to serve the evolving needs of the community.
The project began with the complete demolition of the existing mall, associated paving, curb and gutter systems, landscaping, and select underground utilities. This extensive demolition effort was completed in just 60 days, with approximately 80 percent of the former mall materials recycled, demonstrating a strong commitment to sustainability and responsible resource management.
The redevelopment introduced approximately 250,000 square feet of new retail space across 11 separate buildings, including major retailers such as Dick’s Sporting Goods, while also creating future pad-ready development sites across the 60-acre property. Construction was completed in multiple phases, with each retail building delivered on an accelerated schedule of approximately five months.
Beyond the vertical construction, the project involved a complete site transformation. Improvements included new utility infrastructure, detention ponds, retaining walls, curb and gutter systems, sidewalks, paving, landscaping, and numerous site amenities. Additional upgrades along Havana Street and Mississippi Avenue enhanced access, circulation, and the overall appearance of the surrounding area.
The result is a modern retail destination that successfully repurposed an underperforming property, stimulated economic activity, and created a renewed shopping experience that continues to serve as a key commercial hub for the Aurora community.
