Read More →Located on a one-acre site in Denver’s North Capitol Hill neighborhood, the St. Joseph Medical Office Pavilion was developed to expand access to healthcare services while creating a vibrant mixed-use destination that serves patients, providers, and the surrounding community. The project combines modern medical office space with convenient retail amenities and thoughtfully designed gathering areas, creating a welcoming environment in the heart of the city.
The facility includes three floors of Class A medical office space designed to support a variety of healthcare providers and services. The building’s flexible layout and modern infrastructure create an efficient environment for patient care while providing tenants with high-quality clinical and administrative spaces.
The ground floor activates the streetscape with retail and restaurant offerings that enhance convenience for patients, visitors, and employees. Above, a unique rooftop amenity space provides both indoor and outdoor gathering areas with panoramic views of downtown Denver and Colorado’s Front Range, creating an attractive destination for tenants and visitors alike.
Accessibility was a key project priority. The development includes covered ground-level parking reserved for physicians and healthcare providers, as well as an adjacent parking lot that offers free parking for patients, visitors, and tenant employees, improving convenience and ease of access for all users.
To ensure the project remained financially viable for both the developer and anchor tenant, Intermountain Health, Saunders provided extensive preconstruction services throughout the planning and design process. Working closely with the owner and design team, the project team evaluated numerous development scenarios, prepared conceptual cost estimates, and conducted detailed value analysis of building systems and materials. This collaborative approach helped identify creative solutions that balanced budget requirements with project goals while preserving quality and functionality.
The result is a modern medical office development that enhances healthcare access, supports tenant success, and contributes to the ongoing vitality of the North Capitol Hill neighborhood.
