Helping transform a traditional shopping mall into a vibrant mixed-use destination for the Northern Colorado community.

The redevelopment of Foothills Mall represented a significant investment in the future of Fort Collins, transforming a longstanding retail destination into a modern mixed-use environment designed to better serve the evolving needs of the community. As one of the region’s most highly anticipated redevelopment projects, the effort revitalized a prominent commercial corridor and helped create a more dynamic destination for shopping, dining, entertainment, and community activity.

Saunders was selected as the general contractor for multiple components of the redevelopment, contributing to the creation of new retail environments both within and surrounding the mall. The team completed several exterior core-and-shell buildings along College Avenue, helping establish a refreshed street presence and activate the development’s connection to the surrounding community.

In addition to the new shell buildings, Saunders North delivered numerous white-box spaces and tenant improvements throughout the main mall corridor and adjacent retail and dining areas. These flexible spaces were designed to accommodate a diverse mix of tenants, supporting the project’s goal of creating an engaging and adaptable retail environment capable of attracting a wide range of businesses and visitors.

The work required careful coordination across multiple project areas, tenants, and stakeholders to ensure consistent quality and seamless integration with the broader redevelopment effort. Through strategic planning and phased execution, the project team helped support the transformation of the property while maintaining momentum across a complex, multi-faceted development.
