Read More →Confluence Fort Collins represents a collaborative vision brought to life through the combined efforts of Saunders Commercial Development, Saunders North, and [au]workshop. Developed over more than two years of planning and coordination, the project marked the first partnership between the Saunders development and construction teams, showcasing a fully integrated approach that combined development, design collaboration, and construction services under one unified team.
Located in the heart of Fort Collins’ River District, Confluence was designed to contribute to the continued growth and vitality of downtown while creating a distinctive mixed-use environment that supports urban living, commerce, and community interaction. The development is organized around three interconnected buildings that frame a central open-air courtyard, creating a pedestrian-friendly gathering space and a focal point for residents, tenants, and visitors.
The project combines a variety of uses to create a dynamic and active urban destination. Ground-floor retail and office spaces activate the streetscape and support local businesses, while 26 uniquely designed loft-style condominiums provide modern residential opportunities within walking distance of downtown amenities, restaurants, and entertainment.
Private parking accommodations were incorporated into the development to support residents and commercial tenants while maintaining the walkable character of the project. The thoughtful integration of residential, retail, office, and outdoor gathering spaces creates a balanced environment that encourages connectivity and engagement within the surrounding neighborhood.
The result is a distinctive mixed-use development that reflects the character of Fort Collins’ River District while demonstrating the value of a fully integrated development and construction partnership. Confluence serves as both a community destination and a model for thoughtful urban infill development in one of Northern Colorado’s most vibrant downtown districts.
