Following the completion of a new 15-story Class A office tower developed by Prime West, Saunders was selected to deliver a 179,000-square-foot tenant improvement for a local Fortune 500 company. The project transformed a significant portion of the building into a contemporary workplace designed to support a diverse global workforce while advancing new ways of working through flexibility, collaboration, and employee engagement.

The client’s vision centered on creating an inclusive and modern environment that reflected evolving workplace expectations and organizational culture. The design incorporated best-practice workplace strategies intended to enhance productivity, encourage collaboration, and provide employees with a variety of spaces tailored to different work styles and needs. Because the tenant improvement was delivered concurrently with completion of the building’s core and shell by another contractor, extensive coordination was required throughout construction. Saunders worked closely with the core-and-shell team to manage interfaces between the two scopes of work, maintain schedule alignment, and ensure seamless integration of building systems and finishes.

Preconstruction services played a critical role in the project’s success. The team employed an aggressive live-pricing approach throughout design and procurement, continuously evaluating costs and identifying opportunities to maximize value. This collaborative process enabled the owner to make informed decisions and reduce overall project costs while preserving the quality, functionality, and design intent of the workplace.
