9th & Colorado Redevelopment

This 26-acre urban infill project in Denver's Hale neighborhood had been vacant since the University Medical Center moved to the Anschutz Medical Campus in Aurora. Developed by Continuum Partners and CIM Group, Saunders performed the demolition and infrastructure work to enable development.

The initial scope included the environmental abatement and complete demolition of 15 existing buildings totaling 1,985,800-square-foot and interior demolition of three buildings, which were re-purposed as a part of the redevelopment. Additionally, Saunders provided new utilities, roads, a two-block underground parking structure and infrastructure to enable future development.

The 26-acre project included 900 to 1,100 units of apartments and for-sale housing, 250,000-square-foot of retail and 125,000-square-foot of office space. This is a highly walkable and bike friendly community, integrating open green space and pedestrian amenities. The redevelopment included a horizontal and vertical mix of uses, including residential, office, retail, restaurant, hotel and public space. The retail component focused on creating a mix of retailers and restaurants, which included national, regional and local businesses.

The infrastructure package included 12,000 linear feet of curb and gutter installation, approximately 30,000 square feet of sidewalks, over 23,419 square yards of asphalt, and four storm traps with a combined storage volume of 128,563 cubic feet.

The approximately $419 million redevelopment project received $47.9 million in tax-increment financing approved by the City of Denver and managed through the Denver Urban Renewal Authority.
