Campus 470 Refresh & New Amenities

Repositioning a landmark office campus to attract new tenants through modern amenities, sustainability, and workplace wellness.

The Campus 470 modernization project was developed to enhance the competitiveness of an established office campus and position it to attract a new generation of tenants seeking modern, amenity-rich work environments. Located on a 35-acre site, Campus 470 consists of three six-story office buildings totaling approximately 600,000 square feet. Originally constructed by Saunders between 1999 and 2001, the campus underwent a comprehensive refresh designed to elevate both the tenant experience and building performance.

The project included significant exterior renovations across all three buildings, modernizing the campus appearance and reinforcing its presence within the market. Interior improvements focused on highly visible common areas, including complete lobby renovations and upgrades to shared restroom facilities, creating a more contemporary and welcoming environment for tenants and visitors.

A major emphasis of the redevelopment was sustainability and occupant wellness. Building systems were upgraded with new energy-efficient mechanical and electrical infrastructure designed to improve operational performance while reducing long-term energy consumption. Low-flow plumbing fixtures were installed throughout the campus to support water conservation and sustainability goals.

New amenity spaces and common areas were thoughtfully designed to promote employee well-being, collaboration, and engagement. These enhancements were developed with the goal of achieving Fitwel certification, reflecting a commitment to creating healthier, more productive workplaces that support the evolving needs of modern tenants.

In addition to the campus-wide improvements, Saunders completed tenant interior construction for a Fortune 100 company, further demonstrating the campus’s ability to attract high-profile corporate occupants and support diverse workplace requirements.

The result is a revitalized office campus that combines modern aesthetics, improved building performance, and wellness-focused amenities, positioning Campus 470 as a premier destination for businesses seeking a contemporary and sustainable workplace environment.
