16 Chestnut Office Tower

16 Chestnut is a sleek, new 19-story office tower located at the base of the Millennium Bridge in Denver's Union Station neighborhood. This 648,874-square-foot office building takes advantage of the site's spectacular city and mountain views through an abundance of glass covering virtually the entire exterior.

The office tower stands 19 stories high with two levels of underground parking and five levels of above-ground parking. The building features an 8,000-square-foot fitness center and yoga studio, first-floor retail space, two lobbies and a secure bike storage room.

Eight materials were used to complete the exterior of the building – precast, ribbon window curtain wall, structural curtainwall, metal panels, marble, granite, louvers and ironwood from Brazil.

16 Chestnut is LEED Platinum certified. Twenty percent of materials used on this project were extracted and manufactured within 500 miles of the site, 20 percent of all materials are recycled, and all of the wood came from sustainable forests. The building is equipped with a rainwater collection system, rooftop solar panels and a metering system that tracks energy use over time to ensure energy goals are met.

This project was not only located on a highly compressed site, but was surrounded by heavy pedestrian traffic and multiple RTD stations. Bordered by the Millennium Bridge, the Union Station Light Rail stop, Union Station’s underground bus concourse and RTD’s Free Mallride lane, which the south end of the building actually hangs over, this location is truly the central hub for commuter connections through downtown Denver.

Additionally, Saunders is completed the DaVita build out on floors eight through 19, to accommodate the company expanding from their Saunders-built headquarters next door.
